The credit, made clear

An offset later. Not a payout now.

The following are hypothetical qualifying exit costs, not competitor rates or fee quotes. They assume the final chargeable Vale & Row fee is sufficient. Actual eligibility and invoice treatment require written review.

Calculates the lower of your entry and £500 only. An entry does not verify a charge or make it enforceable. Final credit is also capped by chargeable final service fees before applicable tax/credits, subject to approved accounting rules. It may be lower or zero. No agreed fee or VAT treatment is assumed.

Questions worth asking

Before you switch

Is this £500 cash?

No. Switch Assist is a conditional credit against Vale & Row's final sale fee after successful completion. We do not pay your former agent directly or reimburse you upfront.

Which costs could qualify?

Verified, contractually due termination, withdrawal or marketing exit costs from your previous estate agent may qualify, subject to case-specific written approval. Previous sale commissions, dual-agency fees, disputed penalties and third-party legal costs are excluded.

What if my agent has already introduced a buyer?

Your agreement may retain commission rights if a buyer previously introduced later buys. You could face two fees. Obtain a prior-introduction list and qualified review before switching; the credit does not remove that liability.

Can the checklist tell me when to leave?

No. Minimum periods, notice, sole selling rights and continuing commission clauses depend on your contract. Get exit arrangements confirmed in writing and seek qualified advice if anything is unclear. This is not legal advice or a termination instruction.

What if there is no exit charge?

There is no matched credit without a qualifying exit cost. You can still book a free review to discuss pricing, presentation and a fresh selling strategy.

Are the offer terms and VAT treatment settled?

No. Written Switch Assist terms and the Vale & Row fee schedule await owner approval and accountant/solicitor review. Tax, credits and invoice treatment are provisional. Nothing here establishes an agreed agency fee.

Does every seller get a credit?

No. This is a switching offer for qualifying sellers already on the market, not a general discount. One credit per completed qualifying instruction, with case-specific written approval; it cannot exceed eligible exit costs, £500 or chargeable final service fees.

Do I need an account or have to share my contract?

No. Upload and the manual checklist work without registration or an enquiry. With your permission, PDFs are checked for embedded text during one request; no files or results are stored or shared with the team. AI, photo OCR and staff sharing are not enabled yet. Delete your files from the page at any time. No automatic termination letters are sent.
