Digital marketing experience
Campaigns planned by people with real digital marketing experience — the right message, to the right buyers, at the right time.

Selling fees · proposed, final terms in writing
One premium marketing standard for every home we sell, and one simple fee: 1.5% including VAT, minimum £2,500 including VAT. Normally paid only when your sale completes.
Slide or type the price you expect to sell for. The slider changes the sale price — the rate stays the same for every home.
Any price from £50,000 to £5,000,000 can be typed in.
The £2,500 minimum applies up to a sale price of about £166,667; above that the fee is 1.5%.

Included for every home
This is the standard for a £150,000 flat and a £1 million house alike. You'll see exactly what's included in your written terms before you instruct.
Edited, professionally shot photographs of your home.
A clear floorplan buyers can trust.
Planned for every home once our supplier's delivery specification is confirmed. We'll tell you before you instruct whether it's available.
Warm, specific and checked with you for accuracy — never exaggerated.
Listed on valeandrow.co.uk, and on property portals only where we hold a current signed agreement. We confirm which before you instruct.
Relevant social posts and a defined launch campaign with a set timeframe and budget agreed in writing — not unlimited paid advertising.
If you'd like, your home is shown to buyers who've asked to hear about homes like yours, matched on verified details.
A member of the team shows buyers around, then shares honest feedback.
Every offer in writing with the buyer's position; a person progresses your sale to completion.
A short update every week: what happened, what's next.
Your viewings, feedback, offers and milestones — only what's truly been recorded, never estimated portal statistics.
Why sellers choose us
Campaigns planned by people with real digital marketing experience — the right message, to the right buyers, at the right time.
Professional photography, a floorplan and carefully written details whether your home is £150,000 or £1 million.
Pricing conversations start from HM Land Registry recorded sales near you, with the reasoning written down.
Our website, approved portals, social and opted-in buyers — chosen for your likely buyers, not sprayed everywhere.
A private seller dashboard that shows only what's actually been recorded. No invented views or enquiry counts.
Accompanied viewings, offers presented in writing and a person chasing every step to completion.
We don't promise a higher price, a faster sale or search-engine rankings. We promise the work, and honest reporting on how it's going.
Optional · only when it helps
Some homes benefit from something extra. If we think yours would, we'll suggest it — and you decide. Indicative costs are around £395–£695 including VAT, depending on what's involved.
Never charged silently: an enhanced campaign only goes ahead after a written scope and fee you've approved. These are indicative figures, not fixed prices, until supplier costs are confirmed.
Your written quote
After a free valuation visit we send a personalised written quote and our full terms of business. Take your time — you're under no obligation to instruct.

Before you sign anything
We propose sole agency. Your signed written terms always set out the actual agreement.
One agent markets your home for an agreed period. You normally pay the fee if your home sells to a buyer introduced during that period, including by another agent you appoint. Selling privately to a buyer you found yourself is normally excluded — your written terms set this out exactly.
Two agents work together and share a single fee. Not proposed by us as standard.
Several agents at once; only the one who introduces the buyer is paid, usually at a higher rate. Not proposed by us as standard.
If you've been with another agent, their terms may still entitle them to a fee for buyers they introduced. Check before switching — Switch Assist can help you review this.
Our proposed commission is normally payable only on successful completion, subject to specific circumstances set out in the written terms.
Your written terms state the agreement length, the notice needed to end it, and your cancellation rights — including the statutory 14-day cancellation period where it applies.
An enhanced campaign is only ever agreed separately in writing, with its scope, cost and when it's payable — including whether it's due if your home doesn't sell. It's never charged silently.
Every fee on our website includes VAT at 20%. No figure is shown without VAT.
