Methodology

How the Benchmark is made

Source: HM Land Registry Price Paid Data, ingested into Vale & Row's dataset and de-duplicated by transaction ID. Only standard (category A) sales are used; category B transactions are excluded. Geography: "Grantham & villages" means our defined NG31–NG32 coverage areas, matched by locality; NG23 villages are reported separately and never counted as Grantham.

Medians and quartiles are computed in the database (method bench-v1); any figure from fewer than 5 sales is suppressed, and samples under 20 should be read as indicative. Medians move with the mix of homes sold as well as with prices. Recent months are incomplete because of registration lag. These are completed sales — not asking prices, listings, buyer demand or valuations.
